CASE STUDY: 3000 Bowers Avenue, Santa Clara, CA

This 102,000 Sq. Ft., Silicon Valle office project was purchased for under $68/ft. which included 5/1000 parking and Hard Corner Location and 3 excess acres of land, making it one of the best buys in 2010 in Silicon Valley.

CASE STUDY: 2991-2995 Corvin Drive, Santa Clara, CA

This 34,000 sq. ft. property was purchased by Calvano for $2,800,000 or $82/ ft. The property was then converted into Five (5), Industrial Condominiums the average of which sold for $160 per foot, or $5,440,000.

CASE STUDY: 3323-3329 Kifer Road and 2900-2902 Corvin Drive, Santa Clara, CA

Calvano purchased this 17,000 sq. ft Multi-Tenant Industrial property for $1,700,000 and successfully renegotiated below-market leases for 70% of its space. This significantly increased the annual income and value, allowing Calvano his equity partner to cash-out of their initial investment less than 6 months after purchase. The property was sold in 2007 for $3,300,000.

CASE STUDY: 3335-3337 Kifer Road, Santa Clara, CA.

Calvano purchased this 8,700 sq. ft. Multi-Tenant Industrial property for $118/ft. in 1996. The property was cosmetically rehabilitated and yielded exceedingly high returns during ownership, the property was sold in 2007 for $245/ ft or $2,120,000.

CASE STUDY: 1954 Old Middlefield Way, Mountain View, CA

Calvano purchased this 16,000 sq. ft Multi-Tenant Industrial property in November 1999 for $2,000,000. The plan for the property was a cosmetic rehab and 3 to 5 year hold, but as “dot-com” elevated values to irrational levels, Calvano sold the property only after 14 months of ownership for $4,250,000, prior to its fully executed rehab.
